What Decides Whether an ADU Works on Your Lot
The Las Vegas Valley is not one permitting authority. A parcel with a Las Vegas mailing address may sit inside the City of Las Vegas, the City of North Las Vegas, or unincorporated Clark County — and communities such as Paradise, Winchester, Spring Valley, Enterprise and Sun City Summerlin are county, not city. Henderson and Boulder City run their own departments again. Size, height, setback and parking rules follow the parcel rather than the mailing address, so the first thing we confirm is which department will review your plans. Where a neighborhood has an HOA, its CC&Rs are a separate approval on top of the building permit.

From Feasibility Check to Final Inspection
Jurisdiction and Zoning Check
We start at the parcel record: which city or county department reviews it, what the zoning allows, and what an ADU on that lot would have to satisfy. This is a records check rather than an assumption, and it happens before you commit to a design.
Site Feasibility Walk
We measure the space left after setbacks, locate the water and sewer lines and the electrical panel, and look at how equipment and materials can reach the rear of the property. Access is often what settles the choice between a detached build and a conversion.
Design and Layout
The unit is drawn around what the lot allows: footprint, height, where windows face and where the private entrance goes. You review plans and renderings before construction documents are prepared.
Plan Review and Permitting
We prepare and submit the construction documents to the reviewing department and respond to plan-check comments. Where an HOA architectural submittal is required, it is prepared alongside the permit set instead of after it.
Utilities and Site Preparation
Before framing, the site is cleared and the connections are set — water and sewer runs to the new unit, electrical service sized for its load, and grading so the pad drains away from both structures.
Foundation and Shell
The slab is poured and the shell goes up: framing, roof, windows and exterior finish, with the insulation and air-sealing detail a Southern Nevada summer asks for.
Interiors and Systems
Kitchen, bathroom, flooring, electrical, plumbing and HVAC are installed. Because an ADU is a complete dwelling, it gets its own cooking, bathing and climate systems rather than sharing the main house's.
Inspections and Final Approval
Rough and final inspections are scheduled with the same department that reviewed the plans. Anything flagged is corrected before the final sign-off is requested.
Walkthrough and Warranty
We hand the finished unit over with a walkthrough and a punch list, then follow up once you have lived with it for a few weeks. Maintenance guidance and our workmanship warranty come with the handover.

Detached ADU, garage conversion or attached suite — which should I build?
It usually comes down to usable lot area and access. A detached casita gives the most privacy and the most flexible layout, but it needs clear buildable space once setbacks are applied. A garage conversion reuses a slab and roof that already exist, which shortens the build, but you give up the garage and still have to solve parking. An attached ADU shares one wall with the house, which keeps utility runs short. We walk the lot before recommending one.
Is my property under the City of Las Vegas or Clark County?
That follows the parcel, not the mailing address. Addresses that read “Las Vegas, NV” are frequently in unincorporated Clark County — Paradise, Winchester, Spring Valley, Enterprise and Sun City Summerlin all are. Henderson, North Las Vegas and Boulder City are separate cities with their own departments. We confirm the reviewing authority from the parcel record at the start of a project. Do I need HOA approval as well as a building permit?
If your community has an HOA, they are two separate approvals. The building department reviews code and zoning; the HOA reviews the CC&Rs, which can speak to height, exterior finish, roof material and where a structure may sit on the lot. We prepare the architectural submittal alongside the permit set so the two reviews can run together rather than end to end.
What does an ADU need that a room addition doesn't?
An ADU is an independent dwelling, so it needs its own kitchen, bathroom, entrance and, in practice, its own heating and cooling, plus utility service sized for a second household. A room addition extends the existing house and shares all of that. The difference is what drives the extra permitting and utility work on an ADU.
How does the Las Vegas climate change how an ADU is built?
A small building gains and loses heat faster than a large one, so envelope detail matters more, not less. Cooling is sized to the unit itself, the shell is insulated and air-sealed, and glazing is placed and shaded with the afternoon sun in mind. Completed work is in our project gallery.
